The Area Coordinator (AC) works in support of the Area Manager and is central to the overall performance of an Area with attention to customer service, account management, resident relations, and home service coordination.  The AC conducts welcome calls to all new Residents, reviews lease terms and interfaces with Residents throughout the term of lease - from move-in to move out.  The AC is instrumental in the move-in/move-out process, rent collections and renewal efforts.  The position is responsible for maintaining and auditing Resident files to ensure accuracy, and uploading all documents and communication to Salesforce.  The AC provides support in all customer service aspects related to the assigned Area including coordinating monthly resident events.

* Manages all lease files for the Residents in the market; ensures file management quality control including document storage in Salesforce
* Fields all incoming calls and walk-in visits at Resident Service Center
* Coordinates monthly Resident events
* Champions the rent collections process
* Coordinates the move-ins for new residents
* Participates in monthly Waypoint Orientations for new residents
* Key contributor to the lease renewal efforts
* Exhibits exceptional customer service
* Interfaces with Residents on lease renewals
Specialties – within larger Areas, Area Coordinators may have a Specialty emphasis while still having broad understanding of the full AC responsibilities.  Specialties are:
Account Management:

* Superior knowledge of Yardi Voyager, accurate money handling, file input and management of Yardi accounts
* Oversight of all Resident records in dual systems
* Active pursuit of delinquent accounts including 3/5-day notice processing, collection calls and account resolution negotiation

Resident Relations / Customer Service:

* Completes warm calls and sends welcome packages to Residents
* Acts as an interdepartmental and Resident liaison to ensure the move-in process runs smoothly
* Front line and prompt responder to Resident issues or concerns with conscientious follow through

Leasing / Move-In Support:

* Coordinates with Leasing Specialists to ensure files are accurate and complete
* Completes home inspections prior to move-in to insure quality product delivery
Move-In orientation with Residents outlining both Waypoint expectations and home features

Home Services Coordination:

* Coordinates repair and maintenance issues in both vacant and occupied homes with the Home Services team
* Reviews workorders for validity, delegates to internal crew, vendors or GC based on skill set and warranty responsibility
* Coordinates vacant and occupied property inspections
* Prioritizes and delegates Home Services responsibilities

* Prior property management experience required
* Previous customer service background preferred
* Excellent communication skills both written and verbal
* Ability to work well using mobile office electronic tools
* Basic accounting and math and skills, excellent written and verbal communication abilities
* Knowledge of Yardi preferred
* Hospitality and Event Planning experience a plus
* For Home Services Coordination specialty, construction background preferred
Minimum Requirements:

* High school diploma or GED
* Prior residential management, and multi-family experience
* Demonstrated attention to detail
* Basic financial acumen
